Wilson Management Group oversees the placement of all advertising yard signs, Internet advertising, and
up-to-date rental lists. We also pay referral fees to licensed Real Estate Brokerages for both Management
and Resident referrals. The Owner is billed for Internet advertising at low contract rates. Alternative
forms of advertising may be available at specific owner request, for an additional cost.
Showing and Applications
Wilson Management Group receives and processes all calls, emails and other inquiries from all advertising
sources. We require a comprehensive rental application to be completed by each individual, 18 years or older,
who will be occupying the residence. Each application is processed, thoroughly evaluated and screened against
our written resident-qualification criteria.
Wilson Management Group collects the monthly rental payments and provides detailed monthly accounting statements.
We review the rental amounts prior to the end of each lease term in an effort to maximize the best income potential,
based on prevailing market conditions. Residents have the option of paying their rent online via Appfolio.
This service allows the Resident to initiate payment from anywhere there is access to the Internet, and also
provides for quicker and more secure processing of rental payments.
Wilson Management Group acts as the point of contact for all matters related to the Residents, the lease agreement
and the leased premises. We strive to always maintain cordial and professional relationships with each Resident.
Our goal is satisfied, long-term Residents who take care of the property and make on-time rental payments.
Experienced, licensed and insured maintenance and repair vendors are available to handle all needs as they arise.
Wilson Management Group has selected these professionals because they have proven honest and competent, and their
services are reasonably and competitively priced.
Wilson Management Group requires ample security deposits corresponding to the monthly rent, to secure the Resident's
pledge of full compliance with the terms of the lease agreement. Security deposits are held in an escrow account,
in accordance with Florida Statute 83.49 requirements.
Wilson Management Group's monthly management fee is a small percentage of the gross monthly rent collected. Our
leasing fees are reasonable and competitive. When a property is vacant, we are diligently working to secure a
qualified Resident. We continue to handle all necessary maintenance and repair needs during any vacancy period.
Wilson Management Group posts an itemized statement to your owner portal each month showing:
- Rental income
- Management fees
- Other expenses (if any)
- Net amount to Owner
- PDF copies of all applicable invoices
Owner net proceeds are deposited directly to the Owner's bank account via ACH transactions. Statements and
financial disbursements are customarily processed by the 15th day of each month. At year end, Owners receive
a Consolidated Profit & Loss Statement (Unit Account Summary), along with a 1099-Misc form for easier tax
Wilson Management Group maintains regular office hours 9:00 a.m. to 5:00 p.m. Monday through Friday. All of
