Applying for a Home
-
How do I apply for a rental?
Start with the home’s listing and review its details, fees, and our rental qualification criteria. We encourage you to visit the property before applying.
Submit your application through our online application portal. Each adult age 18 or older who will live in the home must complete a separate application and provide the required documents and application fee.
We begin processing once the required applications, documents, and fees for your household are complete.
-
Can you hold a home before I apply?
We don’t hold a home before you apply. Submitting an application or paying an application fee also does not reserve the property or guarantee approval.
Completed applications are processed in the order they are completed, but placement is based on qualification review—not simply who submitted an application first. A home may become unavailable while your application is being reviewed.
-
How old do I need to be to apply?
Applicants must be at least 18 years old. Every adult who will live in the home needs to submit a separate application.
Please list all intended occupants, including children, on your application.
-
How long does application processing take?
Processing usually takes two to three business days after we receive all required applications, documents, and fees.
It can take longer if we need additional verification or approval from a homeowners or condominium association. Complete, readable documents and accurate contact information help avoid unnecessary delays.
-
Can I use a cosigner or guarantor?
In some situations, we may consider a guarantor when an applicant’s income does not meet our requirements.
A guarantor must complete an application, pay the application fee, meet our qualification requirements, and sign a guarantor agreement if approved. A guarantor does not automatically resolve other application concerns or guarantee approval.
Contact us before applying if you have questions about this option.
-
What will I need to pay before moving in?
Your move-in costs include a security deposit, first month’s rent, and applicable administrative, Resident Benefits Package, and approved animal charges. Other charges may apply depending on your approval terms.
The security deposit is due at lease signing. The remaining required move-in payments must be received before keys are released, using the payment methods specified in your approval instructions.
Review the listing and qualification criteria before applying. If anything is unclear, ask us to explain the costs and when they are due.
-
How much is the security deposit?
Our standard security deposit starts at one month’s rent. A higher deposit may be required based on the application review.
Your approval instructions will explain the amount due and how to pay it.
-
Can I rent a home if I have a pet?
Pet policies vary by property, so check the listing and contact us with questions before applying.
All applicants must complete our third-party animal screening process, including those with no animals. Where pets are permitted, approval and applicable fees or additional deposits are required.
If you need an assistance animal because of a disability, contact us about the reasonable accommodation process. Assistance animals are considered separately from pets.
Living in Your Home
-
How do I pay rent?
You can make online payments through your Rentvine Resident Portal. Review your lease for payment deadlines, applicable fees, and payment requirements.
If you need help accessing your account or understanding your balance, contact our office.
-
How do I request maintenance?
Submit your request through your Resident Portal as soon as you notice a problem. Describe what’s happening and include photos or videos when possible.
For urgent issues after hours, follow the emergency contact instructions in your resident materials. If there is an immediate threat to life or safety, call 911 first.
-
Who pays for repairs and maintenance?
The property owner is generally responsible for structural repairs and major systems. Your lease also outlines routine care and maintenance responsibilities that belong to you.
You may be responsible for repairs caused by damage, misuse, or neglect by you, other occupants, guests, or pets.
Please report problems promptly and contact us before arranging repair work yourself. We’ll help determine the next steps and explain responsibility for any charges.
-
I want to add a pet. What should I do?
Contact your property manager before bringing a pet into the home.
We’ll review the property’s pet policy and explain the screening, written approval, agreement, and applicable charges. Being approved for one pet does not automatically authorize additional pets.
For an assistance animal, contact us about a reasonable accommodation.
-
I want to move out, but my roommate wants to stay. What should I do?
Contact your property manager before making plans. Moving out does not automatically remove you from the lease or end your responsibility for rent and other obligations.
We’ll review whether the remaining resident qualifies to continue and explain any approval, paperwork, or fees needed to change the lease. Any replacement resident must also be approved.
Planning Your Move-Out
-
My lease is ending, and I want to move out. What should I do?
Review your lease’s written-notice requirements and submit your notice before the deadline. A lease expiration date alone does not replace the required notice.
Contact your property manager if you need help confirming the deadline or how to submit your notice. We’ll provide instructions for preparing the home, returning keys, and completing your move-out.
-
Is my security deposit refundable?
Yes. Your security deposit is refundable after any allowable deductions for unpaid obligations, damage beyond normal wear and tear, or other charges permitted by your lease and applicable requirements.
We review the home’s condition and your account after move-out. Any claims are itemized, and charges for completed repair or cleaning work are supported by actual vendor invoices.
Please provide your forwarding address and follow the move-out instructions so we can complete the deposit process.
Still Have a Question?
If you’re considering a WMG home, contact us with questions about the listing or application process.
Current residents can reach their property manager for help with their home, lease, or account.
